An accredited investor typically qualifies based on income or net worth (for example, $200K individual income or $300K joint income, or $1M+ net worth excluding a primary residence). A sophisticated investor may not meet those thresholds but has sufficient knowledge and experience to evaluate the merits and risks of a private investment (sometimes with a purchaser representative). In most cases, investors begin receiving preferred return distributions during construction. Terms may vary deal to deal.
We generally build and hold long term. Investor capital is commonly returned at the refinance milestone once the project is built and stabilized. Timing varies by deal (often around ~18 months, not guaranteed).
We do not share return targets publicly. Once we establish a relationship, we can walk through past deals and structures in more detail.
Yes. We co-invest in every project and only participate in profits after investors are fully repaid.
Yes. Once we establish a relationship, we can arrange a site visit and introductions where appropriate.
